Triage the condition and preserve a usable property record
Plan Roof Edge and Fascia Repair
Coordinate edge metal, roof covering, drainage, wood condition, and finish restoration.
Document the actual condition
Peeling paint, soft fascia, staining, or displaced edge material may involve roof covering, underlayment, edge metal, gutter, fasteners, wood, and coatings. Photograph the full affected eave and downspout route from the ground, note when overflow appears, and avoid deciding that visible wood decay identifies the original source.
Set the inspection questions
The inspector should document how water is intended to leave the roof and which components can be examined without removal. Fascia, edge metal, gutter, and covering work must be sequenced for the actual assembly; there is no reliable universal rule that one component can always be replaced independently.
Write a comparable scope
Define roofing removal, edge fabrication, wood replacement limits, gutter handling, finish restoration, and concealed-damage approval. Ask each bidder to use the same linear boundaries and exclusions. Keep exposed-wood, fastening, edge-detail, and completed-coating photographs with any drainage recommendations so later work does not undo the repair.
Preserve the decision record
Measure and label each affected edge run separately instead of pricing the entire perimeter from one damaged location. Note downspout outlets, roof valleys discharging nearby, and changes in gutter height. Those details help distinguish wood and coating restoration from changes needed to the water-shedding edge or drainage path.
- Label each gutter outlet and affected edge run
- Separate finish coating from water-shedding edge work
